Building No. 24 on Charents Street stands out among numerous new construction projects in Yerevan. Its classic and modern style enhanced with Armenian tuff stone is like a breath of fresh air to our old "rose-coloured" Yerevan.

| Charents 24 is located opposite the German Embassy and commissions beautiful views of the city centre and Mount Ararat. The chief architect of this project is Semyon Barseghian. The construction works were carried out by Chilingarian Design & Construction and managed by Project and Design Company. |

The building was constructed using modern Armenian and American technologies. It has seismic tolerance of up to 9 points. From outside the building is finished in local tuff stone. Thermal and sound insulation of roofs and outside walls is provided by a 10 centimetre layer of perlite. The building has 8 above-ground and 2 underground levels. Two commercial levels will house the largest Zigzag retail outlet. The entrance to the commercial premises is from the street side. |
| Floors three to six consist of residential apartments (2, 3 and 4 bedroom apartments on each floor). The top two floors hold four penthouses. Each apartment has one allocated underground parking spot. All apartments have balconies. Penthouses have large terraces, all with space for barbeque. Three out of four penthouses have views of Mount Ararat. |
| The entrance to the residences is from a courtyard at the back of the building and from the parking lot. The building is equipped with a sound-absorbing Mitsubishi elevator with a capacity for 12 persons (1000 kg). From the entrance lobby of 40 square meters the residents and their visitors can take the elevator to the residential floors. The residential entrance and parking are security controlled with electronic key access. |
